Saint-Denis, 2022-2024
The 132 avenue du Président Wilson, in Saint Denis, is located within the urban renewal plan ZAC Nozal Front Populaire. The building forms a landmark at the entrance to the district.
The building, which has been largely preserved, has undergone a number of minor interventions on the street side. To the rear, much heavier structural modifications were made to the existing underground parking lot, creating new workspaces opening onto generously planted patios. Slabs were demolished on the ground floor and in the basement to create openings, provide access to light and increase the amount of open ground. The planted areas in the basement to the west of the plot are abundantly planted with shade species and trees, creating a backdrop for the offices and meeting rooms.
On the first floor, all the existing trees have been preserved and the planting beds extended over the parking lot slab, to create informal open-air spaces for leisure and work.
The building’s terraces have been fitted out to provide additional spaces for relaxation and work, and the non-accessible roofs have all been planted with a heliophilous prairie flora.
The products of the building’s demolition are used in the landscaping: a large weight wall is created from the stripped asphalt, and concrete blocks from the structure are used to create benches to enjoy the shade of the trees.
